I talk to so many investors now that are focused on buying foreclosures and getting into moderate rehabs - with the full intent of turning their houses into rentals.

When you own rental property, the name of the game is cash flow. So when I buy a rental property, I want it rented the day I close. But that's not possible when a house needs work. You lose rent AND you rack up holding costs that generally eat up your entire first year profit.
Not a banner way to get started.
So why now buy a house that's already in move in condition? It'll cost you a little more, but I had the two houses that you see above, and one other one, rented the day that I closed.
That means I had positive cash flow on Day 1. Not day 90 or 120 like my colleagues that do rehabs.
